How a search works

You describe your plans in one conversation: area, budget including costs, what is essential and what is not. We register the search and ring you when something matches — before it is advertised.

We will also tell you when your budget does not buy what you are describing. It is unwelcome at a first meeting, and it saves you six months of pointless viewings.

Fees are paid by the seller: our help costs you nothing.

Our area

We only work where we know the streets, the schools and the noise. Beyond that we point you to someone else rather than pretend.

What buyers ask

What will I pay in fees?

Nothing. On every one of our instructions the fee is paid by the seller. The advertised price is what you pay, before your own legal costs.

What should I budget beyond the price?

Stamp duty where it applies, legal fees, a survey and moving costs. We give you a figure at the first viewing so you think in total budget.

Do I need a mortgage offer before viewing?

Not to view, but yes to make a serious offer. An agreement in principle is enough, and it buys you several days when it matters.

Do you work with other agents on the same property?

Yes, under multiple agency. It changes nothing for you: neither the fee, nor the price.
